In this issue: Can you Forecast Property Values? Many times, as appraisers we deal with just sales. After all, the 1004 just has space for 3 comparable sales. Over the last 18 months or so, we’ve been asked to add three listings to our reports. Why? Partly it’s to see if the listing prices are lower than the sales prices, which is an obvious indication of a market that has declined. Can you tell if it’s still declining or how fast it’s declining? You can if you analyze the market data. But in order to do that - you need access to the MLS data. We just recently released our latest MLS Connector which will help you populate the listing grid quicker then retyping the data. So we encourage you to start using it, but not just to save time retyping data. More importantly you will gain experience accessing and importing data from your MLS. You will learn to create data maps that will allow you to bring in data for future market analysis tools that we are developing. The MLS Connection is your first step to being able to forecast property values with statistical accuracy. Take advantage of our upcoming Fourth of July Sale on the MLS Connector. We’ll keep you posted on our market analysis tools currently in development. ClickFORMS Maps Beta We have long been talking about the upcoming, and much anticipated, Bing map release. Well, the wait is almost over. The first beta will be sent out next week. The new maps include location, road and aerial views. Addresses are geolocated and if an address is not found, the Bing map service will return address suggestions. Additionally, the enhanced map window has a preference tab that includes options to choose between map arrows and balloons, changes to the color and size of the arrows/balloons and options to show parcel numbers and prices. If you would like to be included in the beta test please send an email to Marketing@BradfordSoftware.com The full release will be available in late July. In order to automatically update when the map release is out, you must be on the latest version of ClickFORMS. To confirm the version of ClickFORMS you are currently running please click the Help menu and select the About ClickFORMS option. If you are running a version of ClickFORMS below version 7.2.0 please follow the instructions below to download the latest version click click here. Click save when prompted and direct the installer to save to your "Desktop". Once the download completes click the "run" option then follow the steps below: Step 1: On the Welcome screen click on NEXT to continue. Step 2: Once you read the license agreement and accept it, you will be able to click on NEXT to continue. Step 3: Once you read the license agreement for the AI Ready Forms and accept it, you will be able to click on NEXT to continue. Step 4: The next screen allows you to select where you want ClickFORMS to install. We recommend that you let ClickFORMS install to its default directory. Click NEXT to continue. Advanced users may select the Browse button to choose a different install directory. Step 5: Click on FINISH to complete the installation. Note that on your desktop screen you will see a (yellow) shortcut icon for ClickFORMS, which you can use to launch the program. Major Change to CompCrunchers Training - Get Certified Quicker We want to take this opportunity to tell you about the major changes that will take place with the CompCruncher Training Program. Because the demand for the CVR appraisal is growing much quicker than the number of appraisers that are being certified, we need to fast track everyone in training to meet the demand. The self-paced training we currently have in place will now be replaced with what we call FastTrack Training. With this new training, you can now get certified in 2 days, over a 2 week period (two Tuesdays, two Thursdays or two Fridays).
