RELS ANNOUNCEMENT: Important Change in Transmitting Reports

Two years ago, Bradford Technologies and RELS launched the nation’s first implementation of standardized MISMO XML. The primary project goal was to reduce expenses and the time wasted in dealing with hassles that frequently occurred in converting reports into third party formats like Lighthouse and XSites. These conversions, while intended to improve efficiency, more often than not, simply were a source of trouble for both RELS and the appraiser.

The project produced a seamless integration between RELS Valuation Support Services (VSS) and ClickFORMS. It reduced turn time to zero and created a 100% compliant report, transmitted on the first attempt.

Today, RELS is asking all ClickFORMS users to send their reports directly to them using the ClickFORMS RELS Connection. (RELS calls the Connection the VSS Plug-In). The plug in, is fast and accurate and you will transmit a 100% compliant report the first time. And the report you created in ClickFORMS will be report RELS receives – not a “best attempt” reformatted conversion.

On July 1st, RELS will no longer accept any ClickForms appraisals that use XSites to convert the report and transmit it. Their goal is to receive reports directly from the appraiser’s software so they get a 100% compliant report and the original PDF with no conversion in-accuracies.

Here is a part of their announcement:

“Our records indicate that you are currently using [ClickFORMS] and delivering via XSite Order Manager. For optimal delivery to Valuation Support Services all Bradford users will need to deliver through the VSS plug in (ClickFORMS RELS Connector), which is integrated with the Bradford software. Effective July, 1 2010, VSS will only accept electronic delivery from Bradford users who are delivering a SXML file through the VSS plug in.”

“It is important that you promptly complete the steps necessary to support this change prior to the effective date. If at that time, you do not utilize the correct delivery software combination with your Bradford appraisal software, VSS will no longer be able to accept your orders through electronic delivery.”

If you are not currently using the ClickFORMS RELS Connection, please call your account representative at (800) 622-8727 to add the RELS Connection Service (VSS Plug-In) to your ClickFORMS account.

Fannie/Freddie Appraisal Data Collective Nears Completion

As reported in Valuation Review, on June 15th, 2010 Fannie Mae and Freddie Mac, announced plans to work with Veros Real Estate Solutions to implement the new Uniform Collateral Data Portal (UCDP). This portal is where all appraisals will be stored in the future. Veros will be responsible for managing the integration project, as well as providing the technology to build the portal that will support electronic appraisal data delivery to the GSEs.

What does this mean to you? It means that in the very near future (October) you will receive requests from your clients asking you to include the MISMO Appraisal XML data when you send in your reports. The new software is in development. We are currently working with Fannie and Freddie on the final specifications. We’ll pass them along as soon as they are published. The important dates to remember are:

October 1, 2010: Software and industry participants to start sending/receiving XML
January 1, 2011: All appraisals required to include MISMO XML data
April 1, 2011: Fannie will not accept any loan without MISMO XML data in appraisal.

US Bank (5th largest in US) to Order Statistically Supported Appraisals (CVRs)

US Bank, the 5th largest bank in the United States, became the first major lender in the country to announce it will be ordering the new Collateral Valuation Report (CVR) on a nationwide basis.

What does this mean for you? US Bank needs nationwide coverage. They need CVR Specialists in the majority of the counties in the country. And there are many counties were we do not have coverage. This is your opportunity to be a primary CVR Specialist in your county (or counties) and receive the majority of the orders (and the income).

On the right is a list of counties with the highest priority. The first appraiser to be CVR Certified in these counties will become the primary CVR Specialist for US Bank orders.

Please note that we have other counties where we would also need CVR appraisers. Call your account representative at 800-622-8727 if you would like more information about this income making opportunity or specific county coverage.

Is your business listed in the AppraisalWorld Directory? This is a great way to let potential clients know you exist and your county coverage. It’s very important that you add your county coverage in your AppraisalWorld Directory listing if you have not already done so. To add your counties (you can enter up to three):

Step 1: Sign in to AppraisalWorld.com

Step 2: Click on the Directory Listing icon in your ‘My Office’ page

Step 3: Click on the ‘Your Experience’ section of your listing
