Using the 1004MC Service

The 1004MC Service is a two-step process. First, set up the MLS data for the market to be analyzed. Next, import that data into ClickFORMS for analysis.

Step 1: Set Up MLS Data

Before you can use the 1004MC Service, you must first set up your MLS data for analysis.

Once you've exported your MLS market data, you're ready to use the 1004MC Service. Download these step by step instructions for using the service with ClickFORMS.

Will my MLS provider work with this service?

We currently have more than 500 MLS service providers data mapped already. Click here to see if your MLS is available. If it is not, you can email us directly at mlsrequest@bradfordsoftware.com with your MLS information and we should be able to integrate it quickly.

How does the service work with ClickFORMS?

This service is available with ClickFORMS version 6.9.5 or later.
1. Go to your MLS to perform a search. Retrieve the market data (listings/sales), and download to your desktop as a file.
2. Open ClickFORMS and import the MLS file.
3. In the ClickFORMS dialog box, select the MLS you used (this is so we know how to read the file).
4. Once data is deemed ok, click the Calculate button.
  -- ClickFORMS connects to the 1004MC Service and uploads the data.
  -- The 1004MC Service interprets the data, performs the calculations, and creates 3 or 5 charts with detailed comments. The number of charts depends on what your option is. If you selected Quarterly Charts, the report will display 3 charts. If you selected Monthly Charts, the report will display 5 charts.
  -- The 1004MC Service sends the results back to ClickFORMS.
  -- ClickFORMS reads the results and loads in the forms to display charts and MLS data.
  -- ClickFORMS automatically populates the forms with the data.
5. Your 1004MC is automatically populated and a new addendum with charts is created.

What are the supplemental charts that are added to my report?

Total Sales & Listings: This chart represents the cumulative number of sales and listings that have occurred in the market for the indicated time period. The comparison of sales and listing to one another can provide meaningful insight into the strength of the market.

Median Sale Price & Median List Price: From the data represented on this chart, you can determine price trends in your market - both in the past (settled sales) as well as in the future (listings).

Sale Price as a Percentage of List Price: The List/Sales Ratio is an important measure of the strength of the market. In a strong market, sales prices will tend to be close to, or exceed the listing prices, reflecting market demand. In a weaker market, sales prices will tend to demonstrate a larger distance from listing prices, indicating that listing prices must be discounted to achieve a sale.

Days on Market: The comparative measure of Days on Market (DOM) is another measure of the strength of the market, indicating the average length of time a listing must be exposed to the market to achieve a sale.

Months Supply: This graph demonstrates the relationship between the number of sales the market has absorbed during a time period and the overall number of listings available in the market. This indicates how many months the market will take to absorb the current inventory.

Will this service work with my other appraisal software?

At this time the 1004MC Service is not integrated with other software vendors. However, we are working hard to integrate more vendors, so please check the AppraisalWorld.com website for future updates.

How do I export Market Analysis Charts to AppraisalPort or Lighthouse?

To export the charts generated by the 1004MC Service to AppraisalPort or Lighthouse, you must first convert the page to a PDF and insert it into an Exhibit page.
1. In the ClickFORMS File menu, choose Create Adobe PDF.
2. In the Create Adobe PDF File window, uncheck all but the Market Analysis Charts page. Click the Create PDF button. Save the PDF file to a memorable location, such as your Desktop.
3. Once you've saved the file, go to the Insert menu and choose Insert from PDF File. Browse to the location where you saved your PDF file, select it, and click Open.
4. In the Select PDF Pages to Insert window, click the Insert button. Your Market Analysis charts page will now be inserted as an Exhibit page in your report.

Update ClickFORMS

The 1004MC Service is available in ClickFORMS 6.9.5 and above.

If you are currently using ClickFORMS 6.9.3, use the Automatic Updater (in the Help menu) to get the latest version.
If you're using a version earlier than 6.9, click the blue "Download ClickFORMS" tab at the very top of this page for updating information.
